Car-Free Country House: New Paltz Cape, $345,000

New Paltz is one of our “go-to” towns for Car-Free Country living. Why? Because it’s easily navigable by bike (although that Main Street/Route 199 hill can be a real killer), there are tons of great restaurants and shops, two large grocery stores close to each other, a health food store with extremely reasonable prices, and two Trailways bus stops on the SUNY New Paltz campus.

This nifty little cape 3 acres is located just outside of the village, about 3 miles (or about a 20 minute bike ride, partially on the beautiful Wallkill Valley Rail Trail) from the Trailways station and shops/restaurants on Main Street. So it seems remote, given the size of the property and the fact that it’s quite a ways from any main roads, but it’s actually quite close to everything.

The interior is tasteful and understated. Nothing fancy, just a nice, simple cape in a great part of upstate New York. And for New Paltz, the price is relatively sensible, but take heed: The taxes are a wee bit frightening at nearly $10,000/year.
