If you’re still holding out hope that you’re going to find an affordable east-of-Hudson property less than 90 minutes from Manhattan, you’d be wise to take a deep dive into southern Putnam County just west of Interstate 84. Situated there is cluster of lakes and reservoirs: Lake Mahopac, West Branch Reservoir, Middle Branch Reservoir, Croton Falls Reservoir, and Lake Carmel. And, situated around that cluster of lakes and reservoirs are three communities with promising residential real estate markets in the Hudson Valley: Carmel hamlet, Brewster Village, and Mahopac hamlet.

Let’s throw down some numbers courtesy Realtor.com:

  • Brewster NY’s  median listing price is $372K. Price per square foot is $157K. Median closing price is $293K.
  • Carmel NY’s median listing price is $343K; price per square foot is $171; median closing price is $257K.
  • Mahopac NY’s median listing price is $400K; price per square foot is $186; median closing price is $315K.

Compare that to their Westchester Co. counterparts such as Katonah (median listing price: $834K), Mt. Kisco ($699K), or Pound Ridge ($999!!!). In short, you could save thousands of dollars on a single family residential property by looking 20 miles north.
