This week on Upstater, we’re delving into the listings in search of the lowest property taxes in the Hudson Valley and Catskills. It’s a tall order. Luckily, this article helped point us in the direction of Andes in Delaware County.

Andes boasts a population of just over 1300 residents. Andes hamlet, which is home to around 250 of those residents, is situated in eastern Delaware County north of Margaretville. While the Hudson Valley/Catskills in general aren’t exactly known for their rock-bottom property tax rates, Andes has some of the lowest around.

It’s a good thing, too, because we found a property we love in Andes town: A newly renovated barn with a lofty two-bedroom apartment.

We’ll dispense with the anticipation and reveal that the 2017 property taxes were $1053. Granted, the owners have renovated the house since then, which will drive up the property value, which will drive up the taxes. However, we’ll choose to be optimistic and fantasize that they won’t go up…too much.

Regardless, there’s a lot to recommend 853 Gladstone Hollow Road. First, there’s that big, beautiful parcel of land upon which it sits. Open sky, mountain views, and privacy. Isn’t that why we come to the Catskill Mountains in the first place?

The interior of the apartment is new from top to bottom with stainless steel kitchen appliances, wood floors, large windows and glass sliders, and a laundry room. As for the barn, yes, the owners did work on this, too, including the foundation, support pillars, windows, and roof. What would you do with a huge barn? Art studio? Storage? Farm equipment? Basketball league?
