Renovated Arts & Crafts Cottage on the Creek in Palenville Hamlet, $329,000

Here at Upstater, we try not to play favorites. But, if we were pressed to choose one hamlet in the Catskills to live in forever, Palenville in Greene County would probably rate high on the list.

Palenville is the northern Catskills’ own hidden paradise, with the Kaaterskill Creek winding its way right through the middle of town. And where there’s a creek, there might be a swimming hole or two just around the bend, and even if there’s not, you’ll still likely catch a glimpse of a pretty waterfall. The hamlet is mostly treelined residential streets populated with Arts & Crafts bungalows and cottages, harkening back to a time when the northern Catskills offered vacation refuges to the city-weary. At the hamlet’s center where Routes 23A and 32A (not confusing at all) converge is a little cluster of businesses and amenities like the public library, Pippy’s Hot Dog truck, and Circle W general store.

This 1920s Craftsman bungalow is situated along the Kaaterskill Creek and walking distance from the center of the hamlet. Furthermore, it’s been given a full renovation combining its old-school charm with modern features that pop. Case in point: Those sliding wood doors. We approve! Kitchen, bath, and upstairs sleeping loft are all new, too. Includes two bedrooms and one full bath.

The property’s best feature is its surroundings. The two-acre lot includes 200 feet of creek frontage (your own personal swimming hole!!) that abuts an open meadow. Dense trees on the property provide a sense of wilderness privacy. This is one of those homes in the Catskills people dream about…or is that just us?

37 Woodstock Avenue, Palenville (Halstead Property)
