The Angular A-Frames of Rock Hill, NY

Two asymmetrical A-Frame homes, both affordable. Which of these Rock Hill cottages would you choose?

No matter which angle you take, these two 1970s houses are pretty cool. Boasting similar layouts of two bed/two bath and 1,400+ square feet, they reside in the hamlet of Rock Hill in eastern Sullivan County (we’ve been in Sullivan County all week looking at affordable homes). The Rock Hill community is scattered around three lakes: Lake Louise Marie, Treasure Lake, and Davis Lake. Wanasink Lake, a private lake, is also just on the other side of Route 17, making Rock Hill feel almost like an island among these watery surroundings.

There are quite a few angular Contemporary and Mid-Century cottages in these Rock Hill lakeside communities, and we like to sort through the local residential real estate listings looking for these swingin’ 50s, 60s, and 80s pads. Naturally, these two twin triangles caught our eye based on exterior alone. Now, let’s see what they look like on the inside.

7 Manchester Road, Rock Hill

Listed for $165K, this triangle is the most expensive of the two and offers a polished interior with floor-to-ceiling stone fireplace, large windows, sliding glass doors, and cathedral ceilings. The bedrooms are on the second floor loft, and one of the bedrooms has its own fireplace. 90 Pebble Path, Rock Hill

With a similar layout, right down to the spiral staircase and living room fireplace, this Rock Hill triangle lists for $125K. It’s slightly less polished than its aforementioned counterpart, but it still offers a whole mess of potential with wood floors, skylights, and cathedral ceilings. Also comes with a full basement, two bedrooms plus a loft space, and large deck. Finally, the quarter-acre property is part of a lake community, just like the one above.
