How about this one on Sleepy Hollow Lake, between Coxsackie and Athens, just reduced to $129,000? The selling points here are the private lake access and location. The house itself is a modular home, listed in “very good condition,” and the interior isn’t much to look at. The common space is open plan and the house has four bedrooms, which makes it feasible for shares and guests. I quite like the vaguely ’50s enclosed porch. That’s vintage Catskills to me, as if it were dreamed up by a location scout for Dirty Dancing or A Walk on the Moon.

Sleepy Hollow Lake, a 2200 acre man-made lake nestled between the Catskills and the Hudson in the upper reaches of Greene County, has that same old school Upstate vibe: a community-sponsored fireworks display on the ‘4th, bass-fishing camps for kids, yes to motorboats under 50 HP, but no to jet skis. The lake is clean, too—in fact, it’s also a reservoir and provides the drinking water for the community. While this may not be hip or hippie Upstate, I can almost hear the screen door bang when I look at these photos, which is close enough to bliss for me. Stats on the jump.
