What is the Pisces Party, you ask? The answer takes us back to the year 1985, and to one of the Hudson Valley’s most well-known boutique DJ/events companies, JTD Productions. Dave Leonard (the founder of JTD) held his inaugural Pisces Party in ’85 as a way of inspiring his neighbors to come out of hibernation, dance the night away, and raise a little money for charity before the break of dawn. The party has evolved over the past 25+ years into “a multi-media audio and visual extravaganza,” though the focus on giving local remains. So come out and be a part of this time-honored celebration of celebrations at BSP! Here are three enticing rentals for Pisces Party-goers to call their own right in the 12401:


1) Kingston’s Carriage House

The issue here is not whether it makes sense to stay at the loft apartment – the ultimate question is why it would ever make sense to leave. Angelo and Tony’s two-person apartment resides in a little Tudor cottage in the countryside, and if that’s not enough to send you off on a daydream of rolling farmland and mountain views, renters can view all the bucolic splendor from their own Juliette balcony.

“My mom and I booked this beautiful carriage house for 3 nights to visit the NY Sheep and Wool Festival in Rhinebeck. We had the top floor unit, has a spacious open plan layout, with two beds (one in a bedroom area, and a single in the living room). The kitchen is large and has every modern convenience, including the incredibly necessary coffee maker and coffee. The carriage house is at the back of the property across the lawn from the owners’ home, who greeted us warmly on Thursday and showed us around. We explored Kingston, took a riverboat cruise on the Hudson, took a short driver over the river to Rhinebeck for the festival, and visited the nearby Vanderbilt Mansion. There are great restaurants in the area–we took the short drive over to Woodstock for dinner one evening–and there are so many vegan options. The house was comfortable, modern, very clean, and close to interesting things to see and do. I would go back in a heartbeat.”

“Although we weren’t traveling from very far away (NEPA), I had my hopes up for a major change of scenery for the weekend. As we were driving through the neighborhood to get to the Carriage House, I was a little disappointed, thinking, “Well, this looks just like home.” Upon arrival at the house though, you are whisked away. The stunning property sits at the end of a dead-end road and is nestled among well maintained yards and beautiful old trees.

We were greeted by Angelo, who was keen to our arrival time. He is welcoming, energetic, and interesting to talk to. We stayed in the loft apartment, which is on the second floor of the Carriage House. It is bright, airy, and artfully and comfortably appointed. Full kitchen, nice dining table, big leather couch, space to spread out!

We were particularly drawn to the privacy of this rental. You are removed from the main house, and are the only guests on the property. This scenario is fairly one-of-a-kind, in my considerable experience. The only drawback for me was that the bed was hard. Rest was not particularly restful. However, we are accustomed to a soft king bed.

If you’re planning a weekend away with someone, they will be impressed by your “find” of this property. We look forward to using it as our home base next time we go exploring the Hudson Valley. Thank you, Angelo!”

The owner of this retro Kingston hideaway wears lots of different, yet impeccably stylish, hats. In addition to her role as rockstar Airbnb host, Maria is also the owner of Boitson’s Restaurant, the American bistro located right underneath the apartment. This is certainly not the only reason to spend a weekend at her rental space, but we feel it’s worth noting that guests get a discount to Boitson’s, as well as optional dinner delivery. However, if you love the vintage décor of the apartment, you will certainly love the speakeasy ambiance of Boitson’s, so we recommend booking yourself a table and digging in.

Parking was easy and Maria made it easy to arrive and depart with no worries! Beds were comfy and living room fun place to socialize. “This is our 2nd time staying Maria’s gorgeous and comfortable apt. The colors and decor are so fun and the place is spotless. It can be sometimes difficult to find a nice place to stay near Belleayre and Windham ski slopes so we love staying in Kingston which is 50 minutes away from skiing. Kingston has great architecture and good restaurants. We get our dinners at Maria’s restaurant downstairs, Boitson’s. The food is fabulous! Call for a reservation on busy weekend nights. The used book store a few door down is awesome. Has great adult and kids books.”


3) Firehouse Inn Suite

Kingston’s waterfront is a bit of a hike from BSP, but the cross-town journey would be so worth it to stay in Henrik and Maria’s renovated firehouse. Aside from simply updating the unique space, the couple has added a little touch of glam – we’re especially intrigued by the looks of that chic and comfy couch. Maria and Henrik are thoughtful designers and thoughtful hosts – guests to the firehouse are provided with coffee, snacks, and all the amenities necessary for a comfortable, rejuvenating Kingston getaway.

“My girlfriend and I were doing a surprise weekend trip up and down the Hudson River Valley. Kingston was a pleasant surprise. The old town and the water front were great for exploring. The Firehouse Inn Suite is very comfortable and located under 5 minutes walking to the waterfront district. Maria had coffee, tea, snacks, etc. prepared.

Maria is very sweet and was super responsive. She even made herself available in the middle of the night for a minor emergency.

Maria owns the florist in the photo. My only regret is not buying flowers on the way out!”

“We loved staying with Maria. She was so sweet, and the room was amazing. We felt like we were staying in a five star hotel. The bed was comfortable, the electric fire place a nice touch, and the living area very homey. The fridge was stocked with breakfast and water, the shower was stocked with shampoo, conditioner and soap. We didn’t want for anything. We highly recommend the Firehouse Inn Suite, and would love to stay with there again.”
