An Updated Farmhouse in Modena: $545K
Jane Anderson | November 1, 2024We made it to Friday! Today, Upstater is at an updated farmhouse just south of New Paltz, in the Ulster County hamlet of Modena.
This farmhouse was built in 1944, and has been expertly renovated. Oftentimes lately, older homes are renovated to within an inch of their previous life—becoming unrecognizable in the process.
Naturally, we realize everyone’s taste differs, but it’s nice to see original elements preserved in a renovation, as was done here. The front door opens to a living room with a hardwood floor and wood trim around the windows and baseboards.
Even the door looks original. The stairs from this room show off O.G. woodwork, too.
The dining room, which is next to the living room, has a hardwood floor. A modern chandelier awaits a dining table and chairs. A pass-through allows a peek at the kitchen.
An exposed brick column climbs the wall next to the pass-through, which has a breakfast bar.
Slate tiles cover the floor; their charcoal tone complements the sagey-green cabinetry.
This half-bath—in a spacious room down a few steps—has the same kind of tile and a vessel-topped vanity created from what appears to be a vintage dresser.
The half-bath also contains the laundry area.
One of the two enclosed porches has the same beautiful wood flooring as the living room. More wood paneling covers the walls that aren’t filled with windows.
The full bath has gray and black wall tile and vintage white fixtures including a wall-mounted sink and a tub.
The four bedrooms share elements like the rich hardwood floor…
…closets (the primary bedroom has two)…
…modern ceiling fans…
…and lots of wood-trimmed windows that bounce light everywhere.
The unfinished attic space has potential.

The house sits on 1.3 acres; a gravel drive leads to an open, three-bay garage.
SUNY New Paltz is under a 10-minute drive from here. Even closer is tasty pizza, just two minutes away at John Fazio Farms Barbecue Pizza.
