Upstater is in the Ulster County town of Lloyd today, at a little house that needs some updates but has a price point that makes them possible.

This little bungalow measures 720 square feet, but—like other homes featured this week—is entirely livable, with two bedrooms and one bath. Heck, the front porch could be a totally extra living space in the warmer months alone.

The Craftsman-style column base (minus the column) in the living room hints at the home’s c.1930 design. The wall-to-wall carpeting looks new-ish, but it’s the new homeowner’s prerogative to consider peeking to see if there’s hardwood underneath. The wall paneling is something we’d reconsider, too.

Those hairpin legs on that Formica-and-chrome kitchen table is so Midcentury Modern. The Early American chairs are from an entirely different era, as are the white appliances and oak cabinets. In short, this kitchen has been well-loved and very much taken care of…but we think it’s time for an update.

This room has a built-in closet system that could actually lend itself to becoming an entire walk-in closet, at the expense of the house becoming just a one-bedroom.

Like salmon? You’d have to, to keep the salmon-toned toilet, tub, and sink in this well-maintained but dated bathroom.

This bedroom is tiny but has fabulous bones, from the paneled door to that lil storage cabinet and moody windows.

The property measures just 0.06 acre, but there’s grass, hedges, and fencing…so possibilities exist. What’s even better is that the Walkway Over the Hudson is just a mile away. Underground Coffee & Ales is just two-tenths of a mile away; trust that the hop-skip-jump is totally worth it.
