A Fixer-Upper Farmhouse in Scotchtown

Happy Fix-it-Up Friday.

Today, Upstater visits a c.1850 fixer-upper farmhouse on a kinda busy road in the Scotchtown area of the Town of Wallkill (mailing address is Middletown, because it’s close to it; you know how that goes). Keep in mind that, way back when, there were not many roads, and Goshen Turnpike was one of the only venues in town. The house is indeed in a state of decay; however, the right owner will see a whole bunch of elements worth restoring—beginning with that tree that’s still in bloom despite riding on the struggle bus.

Wide-plank flooring will look gorgeous after sanding and waxing. A cast-iron, wood-burning stove takes center stage in the living room.

The kitchen can handle a renovation, in our opinion. Of course, we’d suggest replacing the white electric range with an Aga or a French La Cornue, but that’s just us.

The floor here is in great condition, a testament to the current owners’ efforts. The gold ceiling, though? We’d vote for a coat of ceiling flat white.

This room is prepped and ready for the new owner’s imagination.

Those sliders open to a wraparound, elevated deck that would need an inspector’s OK.

Spackle and bright blue paint are good signs that improvements have begun.

That painted basin is a cute touch, as is the black-and-white Harlequin tile in this full bath.

There’s a huge area at the top of the stairs. We’d add a slew of bookshelves and some comfy chairs, but that’s just us. If the new owner is a fan of wall-to-wall carpeting, this batch doesn’t look too bad.

Oof. Yeah, this house is not move-in-ready.

At least there are functional bathrooms. Forced-air heating and central air-conditioning are in place, too; those infrastructure issues are an important asset.

The house sits on 0.16 acre, which could be a plus if the new owner dislikes a lot of lawn maintenance. Access to the basement is available both from the inside and outside. Trigger warning, though: It’s a 175-year-old home, and the basement is somewhat scary.

This fixer-upper farmhouse in Scotchtown is also next to a cemetery, but on the bright side, you’ll have quiet neighbors. And lately, neighboring structures have undergone beautiful transformations. Check out 375 Blumel Road, practically across the street: Locals had nearly given up on this rambling structure, and yet now it’s a vibrant apartment complex. The risk on this is relatively low, with a listing price of $289,000. And it’s in the heart of the Town of Wallkill’s shopping/eating/drinking mecca: Aspire Brewing is under two miles from here.
