A Lakefront Cape Cod Cottage in Huguenot

This sweet cottage is tucked away in the southwest corner of Orange County, in the town of Deerpark’s Huguenot hamlet.
At the first mention of “Huguenot,” we wouldn’t blame you if the New Paltz area comes to mind; after all, that’s where the first Huguenots (French Protestants fleeing religious persecution) settled in 1678. This Huguenot, however, was named for relatives of those settlers who decided, 20 years later, to make this area their home.
And now, so can you. This house was built in 1930, and has been owned by one family for the past 70 years. It’s obvious that it has been well-loved; you’d be correct also to assume that some updates are needed. We personally wouldn’t change the stone-pillared porch, though.
Oh, and did we mention that there’s a lake view, too?
We happen to love the shake siding, although it and the shiny porch floor are showing signs of wear.
That iconic-’50s, diamond-window front door is a hint of the past, too. The living-room floor tile is not something you see every day.
It extends past knotty-pine pillars to the kitchen doorway on the left side of the far wall, and the upstairs stairwell on the right.
Ok, can we make a bargain here? We’d give up that striped linoleum, the counters, and the wallpaper in favor of restoring those Midcentury Modern cabinets.
Oh, and that door with the off-center windows…we’d repurpose that, too.
The house has its share of updates. This laundry room is spacious and has front-loading machines.
The first bathroom features a neutral palette that requires minimal renovation. Heck, that shell-shaped sink in the vanity might spur the new owner to keep it for nostalgic reasons.
This bedroom is clad in veneer that we’d consider removing. The flooring, though, looks great, and we love those double casement windows. Like we said, it’s apparent that this home was well-maintained.
The current owners kept what looks like an original paneled door. Granted, the new owner will be torn between an entirely modern re-do, or trying to restore the rooms to a c.1930s ethos.
That lake view is stupendous. And again, here we’d keep the floor but replace the walls, and the ceiling, too, while we’re at it.
An original door makes an appearance here, as well.
The second full bathroom has been updated with a modern vanity and modern, marble-lined walls that wrap into the glass-doored shower.
Big windows and another pretty hardwood floor are saving graces in an otherwise office-like bedroom.
Gee, those closets are huge!
A redwood-stained deck is ground-level on one side, with a couple steps on the other side. That bumped-out spot…
…is a knotty-pine-walled, three-season sunroom.
And yes! The lake is more than just something to gaze at. The new homeowner will also own this private dock across the street, to kayak or row around “Big Pond” whenever they wish. The listing says there are no homeowner’s association fees, though the new owner should always do their due diligence. Trust and verify, right?
The 960-square-foot house sits on 0.17 acre, and there’s a detached garage. The property is listed for $349,000. Downtown Port Jervis, where you’ll find Ben’s Fresh and tasty burgers, is about eight miles from here. About a half-hour due east is the city of Middletown for all kinds of shopping.
