A big family requires a big house. But what if you’re just starting out—or are empty-nesters? Cottages are where it’s at.

Today, Upstater is at a lakeside cottage compound in Sullivan County with a total of three bedrooms and two baths.

The first house has a retro-railed, wraparound deck in dusky blue, the same shade as the siding. A bright red front door is a perfect pop of color. From this house, it’s a short walk down a private road to a dedicated dock.

But even when it’s too cold to embark on the water, the views here are arboreal and amazing.

The interior’s rustic, with knotty pine just about everywhere in the living room. A very pretty woodstove backs against white brick, with a stovepipe disappearing into the peaked rafters.

In contrast, the kitchen is modern and white, from the subway-tile backsplash to the pristine cabinets. Butcher-block counters mimic the wood flooring.

Full-size, stacked laundry machines are the end cap to the kitchen, across from sliders…

…that open to this peaceful screened porch. Heaven!

The bathroom is modern, in gray and white, with an oversized, walk-in shower.

The bedroom echoes the rustic tones of the living room and is a great size, with built-in wardrobes and a sashed window.

It’s not an outhouse…This is the paddle shed at the lakefront dock!

On we go to 26 Beach Road, adjacent to the first house. Of course, it’s adorable. Its lake access lacks a dock but really, shouldn’t we share?

The raised rafters mirror the natural wood flooring in the living room, which otherwise has white walls.

The kitchen is a tad smaller than that of the other house, with a four-burner gas stove and a slim fridge. But the butcher-block counters look new over the maple cabinetry.

The sole bedroom is a step or two down from the kitchen.

Like in the other house, the bathroom has just a shower, no tub. But it’s modern and oversized, with gray tiling on the walls.

Look how adorable this is, plus it has a shed to store all of those water toys in the off-season.

Imagine paddling around Mohican Lake, or simply chilling with a cuppa in the morning, watching kingfishers dive for their breakfast. The property totals a half-acre; it’s a bit remote, but it’s not too far from some highways: Eight miles to Route 55, and great piano music at the Eldred Preserve; about 15 minutes to Route 17, to try your luck at Resorts World Catskills; a half-hour to Route 209, for wildlife watching at the Bashaskill Wildlife Management Area before a stop at Bashakill Vineyards & Winery (we urge you to try their Lavender Whitetail!); and Route 97 (about 16 miles away), for whitewater thrills on the Delaware River.
