A Petite Fixer-Upper Not Far from Phoenicia, $100K

Today’s Five-Figure Friday pick squeaks in at just a buck over five figures. But it’s worth a look.

Two bedrooms, 576 square feet, a third-of-an-acre lot. This fixer-upper needs a lot of fixing up, but its petite package could make for a quick and less-expensive reno.

The front door on the wide front deck/porch opens into a shared kitchen/living area. That floor needs work to rid itself of the dirt and mold—as do the walls and cabinets. This probably calls for a gut job.

The other end of the room has a woodstove on stone pavers, backed by a slim brick wall, and a ceiling fan dripping with dust. The floors on this side need refinishing, too. But it’s a good-sized room for a small house.

The house has a basement and a one-car garage—both are a bonus in a house this size. The wooded property is just a six-minute drive to Phoenicia, and 15 minutes to the west end of the Ashokan Rail Trail.
