A Pine Island Ranch, in the Black Dirt Area
Jane Anderson | June 24, 2025
The Warwick hamlet of Pine Island is neither an island, nor is it populated by evergreens.
Nonetheless, it is exceptionally pretty, surrounded by the Black Dirt that yields copious amounts of healthy crops yearly. This Pine Island ranch is situated on 1.5 acres of grassy land. With gray siding and few landscape plantings, it’s ready for the new owner’s imagination.

The front porch and red front door are inviting.

The entry is roomy, with swathes of hardwood flooring that extend to the kitchen.

The kitchen has oak cabinets and brass-and-ceramic hardware that may seem a bit dated to some, but they are in good condition. A leafy-patterned ceramic-tile backsplash coordinates with a border above the upper cabinets.

The dining room is bright, with doors out to the deck.

It’s adjacent to the living room, which has a large, floor-to-ceiling stone fireplace.

The 1,758-square-foot ranch has three bedrooms. This one is large, with the same nice hardwood flooring as the living area.

This bathroom has generous built-in shelves for linens and the like.

Double, shuttered closet doors match the wood trim and flooring in this bedroom.

The third bedroom is in equally good condition as the other two.

Ranches are known for their expansive lower levels, and this 1,000-square-foot space is no exception. It’s also fully carpeted and has knotty-pine walls and a half bath.

There’s a ton of room for office space, play space, guest space…the possibilities are nearly endless. The house also has a central vacuum system and a two-car heated garage.

The back patio has a lovely, screened gazebo.

An above-ground pool is a welcome sight during heat waves, like the one we’re in RIGHT NOW.

And energy bills aren’t a problem: Fully owned solar panels power the entire house.
Plus, the house is located near a sprinkling of restaurants and breweries. Check out Pasta D’Oro at the Jolly Onion, a new Italian take on a longtime Polish/German establishment; it’s about a quarter-mile from here.
