An 888-Square-Foot Craryville Home with Lake Rights: $325K

Today’s smallish home has been extremely well-loved over the years, and is ready for a new family to embrace it—with a few updates, of course.

This two-bed, one-bath, 888-square-foot Craryville home has all a small family needs: a yard to play in, a deck to relax on, and accessory storage to handle the overflow. The Columbia County house has big-home bones like a peaked center portico; a saltbox silhouette; and classic white siding with red shutters.

Sliders off the front deck open to a parquet floor and wood paneling in the living room.

An intricately stacked brick fireplace commands attention.

The drop ceiling in the eat-in kitchen has some ick factor, but it’s balanced by the original wood cabinets and a cute scalloped border above twin windows that frame the sink.

The layout allows for a good amount of storage and a handy work triangle between the sink, electric range, and fridge.

This bedroom has enough space for a bed, dresser, and nightstand—and really, that’s all one needs. An update is needed; we’d swap out the paneling and carpeting, despite their apparent good condition.

There’s a lot more we’d swap out in the sole bathroom, design-wise. Just about everything in this space doesn’t go with each other, from the worn oak vanity with a cream-colored sink to the gray tile to the marine-life wallpaper. We are also not a fan of the etched sliders on the tub/shower.

More paneling—and a carved shag rug—show up in this bedroom. Given the relatively good condition of both, the new owner could consider keeping the decor as-is because, like, nostalgia…or give this room a refresh.

This room for sure has had an update. And it’s got sliders out to the yard.

The front deck is sunny and roomy.

The back of the house—where we see that the renovated bedroom must have been an addition—has a lil flagstone path and lots of grassy space.

A shed and an accessory firewood storage shed provide needed space. The corner lot measures just under a half-acre.

It’s a block to a dedicated lakeside deck and dock: Deeded Copake Lake rights come with the house.

The family that occupies this home will likely embrace lake life, and not want to stray too far; however, Germantown is under a half-hour away, for a cold brew at Suarez Family Brewery.
