An Orange County A-Frame with Great Potential: $375K

Today’s foray into fireplace-full homes lands us in Middletown/Town of Wallkill/Minisink schools.

It’s an A-frame with great potential. But it’s got such great Midcentury Modern details that we’d caution against the current trend of stripping the interior and gray/black/whitewashing it all.

The exterior could use some suggestions; there’s not a whole lot that alludes to the cool elements we will find inside the home. But we like the expansive deck and the enclosed sunroom on the back.

The front door opens to a line of hollow-core lauan doors, a gray tile floor, and faux wood paneling—to which we say, enough with the ’70s-less-than-chic.

But nearly all is forgiven upon entering the great room. Almost an entire wall of windows climbs to cathedral heights. A hardwood (or wood-look) floor is easy-care. We could almost overlook the pickled-wood paneling.

The pendant lighting on ropes is *chef’s kiss* for the right owner. This view offers alllll the seating arrangements, from the living room to the dining room to the enclosed (and maroon-carpeted) sunroom.

We love the dark, wood-plank ceiling treatment, and the floor-to-ceiling brick fireplace with a woodstove insert.

The galley-style kitchen is off the dining room part of the great room. It’s functional, with butcher-block counters, white cabinetry, and black appliances.

We like the snappy, modern hardware and the woodtone laminate flooring, too.

That flooring continues in this bedroom, which is big enough for a desk, too.

The bumped-out sink on the vanity is about the only post-2000 touch in this bathroom, although we see the benefit of a glass-enclosed shower.

What’s an A-frame without a bedroom tucked under its very point? This bedroom delivers, with rich wood planks sloping down from its peak.

The ceiling treatment repeats in this bathroom, which is otherwise whitewashed.

The lower level repeats the great room’s brick fireplace. There’s a comfy seating area next to a spot that’s perfect for a pool table.

The wood paneling in this lower-level bedroom evokes the ’70s yet again. Still, it’s a good-sized space.

The property totals 1.2 acres, and includes an above-ground pool with a deck.

Plus, there’s a hot tub off the front deck, next to a swing.

It’s under 15 minutes to the heart of the City of Middletown and Town of Wallkill, where you’ll find just about everything you need, shopping and food-wise. Try Oak and Reed for a fine dinner.
