Bargain-Priced Ranch in Ellenville: $160K

  |  July 8, 2024

The Ulster County village of Ellenville is home to Shadowland Stages, Aroma Thyme Bistro, and the up-and-coming Borscht Belt Museum. This week, Upstater’s looking at places here for you to call home.

This two-bedroom, one-bath, bargain-priced ranch needs work, but at just 1,040 square feet, it’s not overwhelming. The exterior is classic c.1950s ranch, white with green shutters, with a good-sized front lawn (that needs grading). The walkway is fairly shattered—another opportunity for sprucing up.

The living room has a built-in shelving unit that parses the foyer. The hardwood flooring and white walls seem to be in good shape.

The kitchen cabinets are a nice minty green; there’s room for a small dinette next to another built-in wall of shelves.

The woodgrain counters and vinyl tile flooring might need renovation, but the rest of the kitchen is pretty cute, in our opinion.

The dining room has a hardwood floor—the new owner might consider tearing down the wall separating it from the kitchen (and adding a second bath or a half-bath while they’re at it).

The two bedrooms each have hardwood flooring and a ceiling fan.

They’re a standard size for this era of ranch houses.

The bathroom needs work, although the pedestal sink looks fairly new.

The unfinished basement has a laundry area and room for storage.

An enclosed porch has seen better days.

So has this outdoor deck…

…and this pergola-covered porch. Luckily, Slutsky Lumber is just a mile away for fix-it-up supplies.

The house’s quarter-acre of property includes a pretty and private backyard. And it’s just a half-mile walk to visit with neighbors and have great food at Morning Sunshine.
