Cornwall Mini-Estate near Storm King and Bear Mountain Park, $395,000

A mini estate at a mini price? Yes, we’re on board with that. And, it’s gorgeous, starting with the covered front porch, the ornate entrance resplendent with transom glass, and grand staircase in the foyer. The Federal-style house was built in 1815, which definitely puts in “old house” territory, but it certainly hasn’t lost any of its splendor from its plaster ceilings to its wood plank floorboards. We even dig the wallpaper. What we dig even more, though, is the $122/sq.ft. price tag and the 2 acres that accompany the property, all located within an hour of NYC, practically walking distance to Storm King Art Center, and 20 minutes from Bear Mountain State Park. Here’s the not-so-great part, which probably comes as no surprise to any of our readers. The taxes are around $17,000/yr. On a property that’s less than $400,000? That’s straight-up ridiculous. If you’re wondering why people aren’t flocking to Orange County in spite of its affordable listing prices, now you’ve got your answer.
