Happy Five-Figure Fridays, Upstaters! Here’s one we found in the Catskills. It’s a Delhi NY fixer upper that’s livable, so move in and work on it at the same time. And, it’s really not in bad shape! It could use some updates, a little carpet removal, a touch of refinishing, a splash of paint…okay, it needs some TLC. But, that’s never scared us away before.

As you can see from the photos above, the 1,500 square foot interior is in decent shape. The three bedroom house dates back to the 1920s with vintage charm to be found in the front staircase, window/door frames, and floor-to-ceiling windows providing plenty of natural light.

The upstairs bedrooms have linoleum floors, so invest in some area rugs and bedroom slippers until you get the floors re-done.

Do you require a big yard? Who doesn’t? Big yards are the best, and this one is three level acres with some mountain views thrown in for good measure. We went in search of the highest-ranked school districts in the Hudson Valley and Catskills this week on Upstater. We discovered that, in Delaware County, the Delaware Academy Central School district in Delhi ranks number 1, according to this.

The town of Delhi is situated in central Delaware County, approximately 3 hours from NYC. Delhi village is about 5 minutes from this property, as are the public schools. SUNY Delhi is less than 2 miles away.

To recap: Three bedrooms? Check. Lots of land? Check. Well-regarded school district? Check. In need of some work, but priced accordingly? Check, and check.
