This turn-key three-bedroom farmhouse is located in western Sullivan County on the Upper Delaware River. Unfamiliar with the area? The hamlet of Cochecton is situated about halfway between Callicoon and Narrowsburg, two little towns with a lot to offer in the way of charm, good food, farmer’s markets, and craft beer. The property itself is walking distance to the Upper Delaware River, and the outdoor recreational opportunities know no bounds. Hiking, fishing, boating? Of course. Also, tubing, mountain biking, camping, bird watching, flower picking, snowball fighting…well, you get the picture.

The house was originally built around 1900 and comes with some nice-looking hardwood floors, big eat-in kitchen, and rocking chair front porch. While the house is completely livable, a few designer touches here and there wouldn’t hurt the interior. The yard, however, is attractive as-is with stone retaining walls and nearly an acre of land. Here’s our one misgiving: The property seems to be located across the road from a feed farm. Perhaps not the prettiest view in the Upper Delaware, but we can’t argue with the low listing price.
