Five-Figure Friday: A c.1850 Napanoch Schoolhouse for $75K

Upstater featured this c.1850 Napanoch schoolhouse more than a year ago. Alas, still it sits—at a lower price—awaiting a new owner to bring it back to life.
The white-clapboard-sided building measures under 500 square feet, and is literally a one-room schoolhouse. But it sits on a half-acre, among 3,686 acres of Vernooy Kill State Forest: a veritable wilderness of wildlife, woods, and waterfalls.
The interior is bright, although it definitely needs some scrubbing and an overhaul.
There’s probably an attic ladder above that ceiling hatch. And look, there’s a door to the backyard in the rear wall, next to a makeshift kitchen.
It’s up to the new owner whether to keep that love letter scrawled into the hardwood flooring, or not.
The electric service and meter have been updated, so electricity is not an issue.
Neither is water: There’s a newer well pump and a new water heater. So that vintage, two-tap sink in the corner probably works.
Septic, though, is another story—there is no functioning septic system on the property. However, there is an outhouse, replete with the classic half-moon cutout on its door, just past the back door.
And next to the outhouse is a newer shed.
With a workbench and plenty of storage, it’s a solid place to store the tools you’ll need to fix up the main building.
With remnants of a picket fence, and surrounded by forest, the property looks peaceful.
Like we’d mentioned the last time we wrote about this, we can’t help but picture ourselves here like Whitman or Thoreau, exploring the woods by day and writing tomes at night.
The house sits on a half-acre, but when you take all of that state forestland into account, the new owners would need a lifetime to hike it all. Provisions can be had just 15 minutes away in Grahamsville or 20-30 minutes away in Napanoch/Ellenville. Plus, it’s been reduced by $57,000 since we last visited in February 2023.
