Five-Figure Friday: A Century-plus Fixer-Upper in Rosendale for $99K

Rosendale is an eclectic, hip little spot in Ulster County. And for one lucky (and hardworking) home-seeker, today’s Five-Figure Friday pick is available on a hill overlooking the town.

The outside of this 123-year-old home has all the vintage vibes: A wraparound porch with carved columns and gingerbread brackets; two stories of polygonal rooms. But it needs work…and the interior is kind of a disaster.

All those windows let in lots of light.

Those bubbles in the ceiling (and the fallen insulation on the kitchen counter) inform us that there’s been water damage here in the kitchen. Water damage = mold, rot, and all kinds of other problems. But someone once loved this home, and it’s just waiting for the right handyperson to come in and love it back to life.

The fallen ceiling and the need for a gut job notwithstanding, it’s a cute kitchen.

This room is an addition to one side of the house. The new owner might have a difficult choice in either fixing it, or demolishing it.

The listing says the house has five bedrooms, and it looks like two of them are on the main floor. This one has grimy carpeting and a red accent wall.

This bedroom has an interesting ceiling treatment.

The floor in the upstairs hall is warped, and the walls and doors need an update.

There’s just one bathroom in the house, but with the gut job that’s needed, one of the five bedrooms could probably be converted to a second bath.

This bathroom is lean in size, but definitely can be renovated.

 

Every room in the house needs repair.

But if you’re looking for a project, this house could become a jewel again.

It overlooks Rosendale, and has a view of the Rosendale Trestle, too.
