Inexpensive, Turn-Key, and Walking Distance from Athens Village, $139,000

Yesterday morning, we featured this Hudson city home, walking distance to lots of Hudson city amenities. The village of Athens in Greene County sits across the river from its east-of-Hudson cousin, and if you’re not willing to pay Hudson city housing prices, Athens’ residential real estate listing prices might be a little more your speed.

As we’ve discussed before on Upstater, Athens is not Hudson. It’s smaller, quieter, grittier in some parts, and less of a hipster haven than some other waterfront locales in the Hudson Valley. It’s also pretty, packed full of historic buildings and homes, and probably won’t be choked with tons of visitors during the on-season. Athens also has a nice waterfront town park, a lighthouse, and a brewpub. This sidehall Colonial lives in Athens, too, and at $77/square foot (1800 square feet total), it’s definitely on the bargain-y side.

One of the first things we noticed about the interior is that the living room is an actual sunken living room, in that you have to step down into it. Weren’t we just talking about sunken living rooms? And while the interior needs some finishing work and tweaking, it’s perfectly ready to move into and contains wood floors, kitchen with breakfast bar, exposed brick, fireplaces, and two-to-three bedrooms. Outside, the yard is fenced and includes a separate enclosed porch for outdoor entertaining.
