Looking for a Farm? Here’s What $259,000 Will Get You in the Catskills…

Yesterday, we showed you this fancy farmstead in Dutchess County. Too rich for your blood? Try this 83-acre farm in northern Delaware County, about three hours from NYC. It’s priced affordably (less than $100/square foot, and that’s just the house!), and this is the first time it’s been on the market in 50 years, according to the listing. And, while it’s no longer used as a farm, the fields have been maintained and are waiting for someone to come and start planting.

First, the house: With over 2600 square feet and five bedrooms, this is a true family farmhouse with a big kitchen, formal dining room, living room, and family room. There’s only one full bath, however, and some aspects of the home could use some updating (carpeting, bath, kitchen floors, but oh don’t you dare touch that darling cherry wallpaper), but for the price? We would expect to do some work.

Now, the farmland: 83 acres’ worth, 85% field/%15 forest, dairy barn, carriage barn, and hay barn. Property also includes a portion of the Charlotte Creek running through it. Keep in mind that this is the rural Catskills, but Oneonta is only 20 minutes away. Not too far from civilization, and the property taxes are less than $5000/year…
