Lookout Farm has been a carefully-cared-for by the same owners for the past 50 years.

The property is much older than that, though. Originally built in the 1890s, this 110-acre property in western Ulster County was once known as Furman Farm, a family-owned dairy farm that also grew crops and orchards. Trees have since taken over much of the former fields, but the farm’s current owners have been working to bring back some of those fields, and, these days, the farm/retreat compound grows organic produce, mushrooms, herbs, fruit, and berries.

The property consists of two houses, one of which is the main lodge that used to be the farm’s barn. Many of its original details were used in the conversion, like hand-hewn support beams and cedar walls. The spiral staircase provides a hint of frivolity.

According to the listing, the barn-turned-home was added onto in the 1990s, which expanded the main floor to include a contemporary kitchen and former dining room…

…and, a master bedroom suite was added at the same time. The second addition to the house is devoted to guest accommodation.

Meanwhile, across Lookout Farm Road, the West House, formerly the property’s farmhouse. It’s currently rented and occupied.

Situated in the south end of East Mountain, this Catskills-based compound overlooks the Rondout Reservoir and sits close Trout Creek, an NYC-protected tributary that requires a permit for use. Looking for serene family retreat that provides self-sufficiency through organic gardening and solar power? Lookout Farm might look a lot like home.
