Aside from river views and quick access from the backyard, the location is good. It’s close to both Rosendale and the village of New Paltz (closer to Rosendale, actually, even though the address is town of New Paltz), the Wallkill Rail Trail, Minnewaska, Mohonk Mountain, a bus route, the Thruway, all less than 2 hours from NYC. The inside of this mid-mod has a tidy contemporary update on the inside, but our biggest concern here is, no surprise, flooding. The owner, however, has let us know that although flood insurance is required, the house is much less prone to it than it looks. Across the property is a sprawling field that collects any overflow, and the home resisted flooding even throughout Hurricanes Irene and Sandy. That’s a lot more than many homes in the area can say. While it’s bad news for that farmer’s field, it’s great news for the owners of this cute ranch.
