While we’re exploring Sullivan County this week, we thought we’d head over to Pond Eddy located along the NY/PA border on the Delaware River, about 20 minutes north of the New Jersey state line. In spite of its bucolic environment, according to Google Maps, Pond Eddy is less than two hours from NYC. One hour and 53 minutes with no traffic, to be exact, but still. And, the price make it too tempting to pass up.

First, let’s talk about the .34 acre property’s proximity to the Delaware River. Waterfront properties should raise concerns due to flooding, and the good news about this property is that it’s situated across the road from the river, putting it on the outer edges of flood territory. Check out the FEMA floodplain map for more info. It could be in the clear. Something to discuss with the listing agent.

Now, on to the house itself. The three-bedroom, 1100 square foot farmhouse dates back to the 1890s and comes with the wrap-around front porch, the first clue that the house is a real charmer.
