Quirky Cottage in Rosendale With 13 Acres for $379K

  |  June 14, 2022

If there’s one thing we’ve learned so far this week in Rosendale, it’s that real estate is slim pickings, and properties don’t last long on the market.

Still, a big draw here is the bucolic location: If a prospective homeowner wouldn’t mind rolling up their sleeves and using their imagination along with some elbow grease, there are cute properties to find here. Case in point—this two-bedroom, one-bath cottage that comes in at just 576 square feet.

Open the front door and you’re immediately greeted by the kitchen/dining/living area. Half the floor is laminate, the other half vinyl tile/linoleum. It’s a flexible space that allows for any kind of new design.

There’s lots of cabinets and a streamlined counter in the kitchen, though an update may be in order.

The living area is big enough for a sectional, an easy chair…and a fish tank up in the back near the bedroom.

Here, too, roominess rules. The bedroom has the same laminate floor as the kitchen, and with a louver-bifold closet and big window, it’s a suitable layout with lots of potential.

The bathroom is compact but has a full vanity and tub/shower combo that’s enclosed with wood trim.

Climb up the open stairs at one end of the house (the next homeowner would need to add a handrail)…

…to reach this fun bedroom with its own treehouse-like loft above it.

Under the bedroom stairs is a nook for the water heater and a laundry area.

The bad news is there’s a mobile home that needs to be removed. The listing doesn’t say whether that pool needs to go, too, so that might be a nice perk if it stays.

But you have this quirky shed with a carport that will come in handy.

And there are 13.42 acres on which to hike, bike, snowmobile (and maybe plan a house expansion).
