It remains notoriously difficult to land a house in the village of Tivoli. The Dutchess County burg is just about as charming as they come, situated along the shores of the Hudson River and practically next door neighbors with Bard College (interesting note: Tivoli is also among the illustrious many that have been dubbed “the New Brooklyn” by the NYT, which might be the most ridiculous Brooklyn/Hudson River Town comparison we’ve heard to date). People move in, but many don’t want to leave. Ergo, low housing inventory on the reg.
However, we keep checking back, and this week, we found a Colonial farmhouse on 3+ acres of land, just a stone’s throw east from the center of the village, that’s been updated and is ready for another family to move in to…and never leave.
The nitty-gritty: The house consists of 3 beds/2 baths, 2200 sq. ft., and features a big, remodeled kitchen with stainless appliances. Comes with wood floors, fireplaces, covered patio, and 9′ ceilings. Three acres of land not enough for private barony? There’s more available, so proclaims the listing.

With Tivoli’s track record, it probably won’t be on the market for long, especially given a listing price that comes out well below $100/square foot. Who’s jumping on this great Tivoli find?
