Revamped ’50s Ranch in Phoenicia: $699K

Upstater is in Ulster County’s Phoenicia this week.

The hamlet is perfect for lovers of mountains and water, as it’s at the base of Mount Tremper, Romer Mountain, and Sheridan Mountain, as well as the confluence of the Esopus and Stony Clove creeks. Today’s house pick is a revamped ’50s ranch: built in 1959, it’s been modernized inside but still has its beautiful Midcentury Modern bones.

A small front porch opens—through a charming Dutch door—into a Danish-inspired living area with white walls and a light oak floor. An office space sits at one corner.

A native river-stone fireplace grounds the living room, while the ceiling rises overhead with skylights. Tall picture windows flank the fireplace, offering up views of the woods and creek.

Marble counters top custom-built cabinets—the sink sits in one bank of cabinets that’s also a dining bar, and an electric range hugs the wall, surrounded by another set of cabinetry.

Pantry cabinets flanking a fridge complete the kitchen’s U-shape.

Both bedrooms are down the hallway.

The secondary bedroom has walls of windows and a tall ceiling anchored by the same heavy beams as the living room/kitchen.

The hall bath has an oversized, glass-walled shower and a dark-wood vanity.

The primary bedroom has the same elements as the other bedroom, on a slightly larger scale. The full wall of windows has a door at one end (see it in the 3D tour online) that accesses the outdoors.

The primary bath has a tub/shower.

A rear patio has a picturesque, mossy stone wall separating it from the creekside. Yes, that’s an outdoor fireplace on the right in this photo.

A garage is great for storage.

The house sits on nearly a half-acre—anglers will love the fact that the Woodland Creek is regularly stocked. Woodstock is under a half-hour away; downtown Phoenicia is about 10 minutes from here (you can literally ride the rails at Rail Explorers, about 3.5 miles away).
