Rustic Cabin Near the Delaware River, $90K

Happy Five-Figure Friday! Today we’re up in Colchester in Delaware County, near the East Branch of the Delaware River.

This 1,276-square-foot cabin has live-edge siding and a metal roof. The siding is almost a little too rustic in some spots, and needs repair. But it’s a good start.

Inside, there’s a plethora of wood. Hardwood floors (that need repair), wood-plank walls, and a wainscoted ceiling. Nearly every room in the home is sheathed in the woodsy decor. But the overall look can be impressive with some elbow grease: This doorway into the living room is nicely framed, and the windows let some light in.

This bay window on the other side of the living room can be finished beautifully. How about a window seat?

It looks like renovation was begun on the kitchen, but not finished. Here, you’ll find more of the wood ethos, not counting the tile floor in the kitchen itself.

There’s a half-wall island with a gas cooktop, double wall ovens (without the wall to hold them), and wood cabinets that look nicer than the mismatched appliances.

Three bedrooms and two baths are off this hallway, whose wooden walls are brightened by a ceiling fan light.

This room has sliders to the outside, painted walls, and wall-to-up-the-wall carpeting.

The first bathroom has this big tub, but it’s hard to tell if it’s new and just not finished, or older and unused. The tile surround is a nice touch.

The second bathroom has a tub/shower combo and a pedestal sink. The ceramic tile here looks incomplete. Our conclusion? The 55-year-old home needs an overhaul, but it could be a real gem.

It sits on a full acre-and-a-quarter of land, not far from the East Branch and the Pepacton Reservoir for tons of fishing fun.
