Splashy Mid-Mod Ranch in New Paltz, $299,000

If 2015 taught us anything, it’s that you should never judge a house by the exterior facade…especially when it comes to mid-Century modern Ranch homes. Because, let’s be frank: Sometimes, those c.1950-1970 one-story brick numbers don’t always dazzle from the outside. However, more often than not, we’re pleasantly surprised by the interior. Consider this mid-mod Ranch near New Paltz one such case.

Now, we don’t love absolutely everything about this c.1967 Ranch. The two beams dividing the living room from the dining room, for example, while clearly weight-bearing, aren’t our idea of an enviable feature. And, the drop-tile basement ceiling leaves us cold, as drop-tile ceilings are wont to do. The bath on the main floor has floral tiling that we do not dig. But hey! It’s Christmas! Let’s stop all the nit-picking for once! There’s plenty about this house we do like, including the fireplace/plywood hearth, the dining room windows, flooring, and the fact that the kitchen is cheery and open (don’t know that we would’ve chosen yellow and blueish-grey color scheme, but color schemes are just about as subjective as it gets).

We also appreciate that it’s deceptively large at over 1700 sq. ft. and includes a full basement apartment. The sun room is a nice addition, as well, although it looks like it needs a bit of fixing up. Overall, this Mid-Mod passes the Upstater muster.

Situated on nearly an acre of land close to New Paltz, High Falls, and Stone Ridge, approx. 90 minutes from NYC.
