Swing Into This Midcentury Modern Gem in Orange County
Jane Anderson | December 9, 2025
This 1970s Midcentury Modern gem in Orange County is more of an EXPERIENCE than an abode—although it does have one bedroom and one bath.
Built in 1971, it embraces almost an M.C. Escher ethos…you’ll see what we mean. The exterior is 100 percent contemporary, in a rocky/woodsy setting.
Open staircases, un-railed catwalks with drop-offs…yeah, this place is not childproof. But did you see that swing?
A hardwood floor floats above a swath of carved carpeting.
It’s a catwalk, flanked by sunken spaces that may be a mite small for sofas, but that’s what the carpeting is for. Plus, we feel like we could channel our inner flower children and plop ourselves onto floor pillows here. The stone fireplace has a primitive wood-burning insert that we bet belts out tons of heat. Imagine being warmed by that, while gazing at a snowfall through those enormous windows.
We respect the custom cabinetry in the kitchen, and appreciate the addition of granite counters. And those circular cutouts in the upper woodwork? Well, you don’t HAVE to understand something to appreciate the beauty of it.
These rafters are gorgeous, by the way. And did you notice the swing?
Here’s another view of it, next to an anxiety-producing, unrailed open staircase to the second floor.
Here’s the view of the first floor, once you’ve successfully navigated those stairs.
Of course, there are more gorgeous window views up here. The house has one bedroom and one bath; personally, we wouldn’t WANT to share this special place with anyone else.
The carpeting is in okay shape; it’s not too big a budget-kill to finance new flooring here.
Geez…the stucco wall, the honey-toned paneling, the tall casement windows, and those rafters—there is a lot to love about this home.
Oh, and such an interesting home has got to have an interesting bathroom. It’s surprisingly modern, with a stone pillar supporting a glass half-wall in the shower.
A sauna is a bonus on those super-cold winter evenings.
The house measures 1,192 square feet, and sits on a 0.46-acre lot. Tomahawk Lake is across the street; the towns of Goshen and Washingtonville are close by, as are main thoroughfares. Gain some agri-knowledge along with great eggs, botanical spirits, and produce at AOOA Farm, about five miles from here. The home is listed for $449,000.
