This Woodbourne Ranch Needs Work (and a Well), But It’s a Five-Figure Friday Bargain: $65K

We’ve got what appears to be a good deal in Sullivan County for today’s Five-Figure Friday.

This Woodbourne ranch has two bedrooms and one bath, and is priced at $65,000. Time will tell if it really is a bargain: The biggest expense from the get-go will be the drilling of a new well (but there’s an existing well permit, which helps). The house is a good size, at 1,180 square feet.

It’s got white siding on the exterior, and two separate sets of stairs up to the front deck.

The front door opens into the living/dining area. It’s got wall-to-wall carpet that the new owner will probably want/need to replace, and the baseboard heating covers look like they need some work, as well.

Still, it’s doused in sunlight and the open concept is airy and inviting.

The kitchen needs a redo, from its outdated appliances to the vinyl/linoleum flooring. The really dark cabinets might be a keeper if the new owner just wants to refinish them; however, those countertops would probably need to go.

The sliders from the kitchen lead out to a tiny porch with a couple steps down to the yard.

The bedrooms are useful but pretty small. This one needs a flooring update, and the walls could use some help, but otherwise it appears to be in okay shape.

The same goes for the second bedroom.

The bathroom is a good size but needs updating, from what we can see of it.

The house is a “cash only/as is” sale. But it comes with rights to this beautiful Paradise Lake, and it’s not far to hiking trails in Sundown Wild Forest. The nearest shopping is 15 minutes away in Liberty, where you can also hop on State Route 17/I-86. Otherwise, it’s about a half-hour northeast to Livingston Manor, or a half-hour southwest to Ellenville.
