The owners of the “Old Campbell Place” have updated their delightful property over the years and have created a stylish, turnkey, year-round home with new systems and old-school charm. The nearly 400 sq ft screened porch is essentially the living room as soon as the weather warms, and the creek and 11 acres of woodland are a twelve month draw. The forced-air heating is new, and the vintage fixtures, including clawfoot tub, in the bathroom, give it a pleasing retro feel.

French doors open from the porch into the house, where white beadboard paneling and new cottage-style windows present a cheerful and airy feel to the open plan space. Open shelving in the kitchen provides extra storage and is handy for displaying your glassware or weekend antiquing finds. The fridge and dishwasher were purchased in the last few years. Beyond the dining area is a comfortable lounging area, made all the more cozy with a wood-burning stove.

The owners built a deck alongside the lawn for outdoor lounging, that they trimmed with strings of lights for evening ambiance. A fire pit with tree stumps for seats is a must-have amenity for nighttime tall tales and s’mores. Following the sign for the “Creek”, one follows a series of paths and stairs down the ravine to the pretty, babbling brook which forms pools and small waterfalls as it makes its way along the property. When it is flowing mightily, you can hear the calming sounds from the house.

The Old Campbell Place is on a quiet country road, with not another house in sight, and is just minutes from the restaurants, farmers’ markets and shops of Callicoon, as well as the scenic Delaware River. See the full listing here.

About Country House Realty

While sitting at my desk in New York, selling mortgage-backed securities at Credit Suisse, I’d surf the internet dreaming of fishing the hallowed trout rivers of The Catskills. Then one day a little red cottage on the Neversink River popped up on my screen, and the rest is history. I battled Friday night traffic in summer, and lived the weekender routine for a few years before giving-in and becoming a full-timer. Now I delight in finding like-minded folks who treasure peace and quiet, and value the powerful pleasures of country life, and look to find their dream spot here in Upstate New York.
