A Cute-and-Rustic Sullivan County Cottage: $375K

  |  May 8, 2024

Today, Upstater is visiting a cute-and-rustic Sullivan County cottage that brings a barn ethos.

Two years shy of a century old, this two-bedroom is surprisingly close to shopping and fun destinations. Its natural setting, among ancient trees and fairy-like gardens, is close to magical in itself. The exterior is barn-red, with a covered front porch entry.

A heavy stone floor covers the foyer. We love that barn door, too.

Thick beams of wood in the columns, ceiling, and stairs lend solidity to the space.

The living room is just off the foyer, and it’s got stone walls and a cast-iron woodburning stove.

It’s truly a flexible space.

Three windows, with a wide ledge perfect for a window seat, brighten up the space.

Yes, there are three levels in this house, which measures almost 1,800 square feet.

The kitchen—seen through a doorway in this image—has a gas range and stainless-steel fridge. Dark cabinets are topped with white counters. Check out the pegged floors in the loft space, too.

One bedroom is on the second level.

Heavy beams accentuate the walls, and the hardwood floor just shines. This bedroom has lots of closet space.

The primary bedroom is on the top floor. A vaulted plaster ceiling rises amid slim ceiling beams into a tall peak. A barnwood accent wall adds character.

Various other rooms and workspaces are scattered throughout the house, like this workshop/office. There are two bathrooms, too, but none are pictured in the listing. And a detached pole barn can fit four cars.

The house sits on just over two acres, with a big, private backyard that’s great for doggos or kiddies. Imagine lying in that hammock and letting birdsong  and breezes cast their spell over you. If you’re craving more natural magic, the Bashakill Marsh is just 15 minutes from here. Kayak around the Kill and make sure to stop in at the Mamakating Environmental Education Center while you’re at it: It offers hiking trails, educational programming, and fun facts about the Bashakill. Necessary trips for provisions are under 20 minutes from here to Adams Fairacre Farms in Middletown/Town of Wallkill. And Manhattan is just an hour and 20 minutes’ drive. It’s at a great price point, too, at a time when woodsy getaways are at a premium.
