This farm house is a great example of why we chose Carmel as our Town of the Week: It’s an affordable property on a bit of land, and while it’s not right on the waterfront like many Carmel houses, it’s still close enough to one to make it worth a look-see. This one is close to the West Branch Reservoir and Lake Gilead, both of which are decent fishing spots. Additionally, Lake Gilead looks like it might be a good place to take a dip.

The property is also walking distance to the Putnam County biking and walking trail. Furthermore, you could save $1168 on taxes if you qualify (meaning, you must be over the age of 65. Here’s some information on STAR [New York State School Tax Relief Program] assistance).

The price on this house was reduced by nearly $10,000 just a few days ago, and while the kitchen is kind of unimpressive, the rest of the house is looking pretty nice, especially the floors. It’s got three bedrooms, 1.5 baths, and the seller is willing to finance.
