First it was Saugerties. Then Phoenicia. And now, the town of Delhi in Delaware County has been added to Budget Travel’s illustrious list of Coolest Small Towns in America for 2015. While Delhi, home to SUNY Delhi, was beat out by three other ostensibly cooler small towns, it still took a respectable spot in the top 5 at the number 4 spot. Saugerties made the top 10 in 2009, and Phoenicia got the nod and won its 6th place spot in 2011, both extremely cool small towns (I might have a slight bias toward Saugerties, but that’s only because I’ve lived there for 11 years, longer than anywhere else I’ve ever lived). Delhi has got all the stuff that should land it in anyone’s list of cool towns: Restaurants, galleries, small mom-and-pop shops, a picturesque downtown surrounded by the Catskill Mountains, and a prestigious state university. But what sets Delhi apart from Saugerties and Phoenicia is that nobody is clamoring to name it “The Next Brooklyn,” and we suspect the folks in Delhi are absolutely 100% just fine with that.

This week, we’ll be looking at properties all around Saugerties, Phoenicia, and Delhi, giving you, our readers, a glimpse into the real estate market for three of America’s Coolest Small Towns. Spoiler Alert: There are treasures galore. Stay tuned…
