Ladies and gentlemen: 29 acres, a view, a deck, a woodstove and a really modest price tag. And we think ripping up the linoleum in the kitchen (but keep the cabinets and those old knobs!) could make the inside as enticing as the outside.

Okay, yeah, it’s 900 square feet, smaller than lots of downstate apartments, and it has but the one bathroom and two beds. It’s not a place to throw a family reunion. Although with that much land, you might be able to hoist up a couple of outbuildings and call it a party.

Margaretville, you may recall, is on our list of approved towns. Though it suffered much during Hurricane Irene, the community rebounded, right down the grocery store. It has a lovely downtown and walkable village, and there’s a Trailways terminal should you choose to car-less route.
