Not Your Average, Run-of-the-Mill Converted Grist Mill in Patterson, $369,000
Kandy Harris | May 3, 2016We love what they’ve done with the place. This 1850s former grist mill in Putnam County has been redone in a sassy, lofty kind of way. While the family room downstairs – resplendent with original rough hewn ceiling beams and supports – seems to have a relatively low ceiling, the upstairs soars with cathedral ceilings and floods with light from the skylights and windows. Wow Factor: Code Red.
A grist mill means there’s a waterway nearby, and indeed, that is the case with 556 Route 311, Patterson. In fact, a waterfall comes part and parcel with the property. The millstream passes under the junction of Routes 311 and 164, which looks to be a fairly busy intersection. The half-acre lot sits right on the corner of that intersection, close to the road, in a spot that looks good for a retail store/business but perhaps not as good for a private residence. Still and all, we wouldn’t kick this mill renovation out of bed for eating crackers. Here’s a Google Streetview of its location:
Includes 3 beds/2 baths, 2800 square feet, laundry room, French doors, eight new energy efficient casement windows upstairs, six new energy efficient sky-lights, renovated upstairs bath, and new bath downstairs. Situated five minutes to the Patterson Metro North station by car.
