A Diamond in the Rough Ranch in Narrowsburg: $99K

It’s Five-Figure Friday already, and Upstater is visiting a diamond in the rough ranch in Narrowsburg.

Built in 1976, it has three bedrooms and two baths in 1,380 square feet of not-awful interior space. If you’re handy, this place would be a bargain. The exterior has summer-camp vibes, from its white siding to its teal trim.

Sure, the carpeting needs to be pulled up, and the walls and curtains all need a re-do…but seriously, it looks like the place has pretty good bones. The living room has a zero-clearance fireplace tucked into a corner next to a picture window.

The dining room has knotty-pine walls.

The kitchen, however, is doll’s-house cute, with a vinyl-tile floor and a plethora of white cabinetry that pops against green walls. We’d be willing to replace the floor and counters, but we’d lobby hard to keep those cabinets, especially the scalloped header above the double sink. It’s a roomy space with tons of room to work gourmet magic.

A laundry room has storage shelves and a freezer, to boot.

The bedrooms are tired and need a pick-me-up.

The hits just keep on coming. It’s actually kind of sad (though understandable) when someone kinda gives up on a house.

This bathroom is totally functional. It just needs imagination and a total renovation.

We would not totally renovate this sunroom. We would, however, clean it the heck up.

This lil woodstove is adorable.

The house is on 1.2 acres of flat, garden-able land.

And yes, there’s a pond in the backyard.

A detached, one-car garage has electric power and would be perfect for a new owner’s imaginative ideas. Plus, the house is 15 minutes from awesome piano music and dinner at The Eldred Preserve; about the same drive west brings you to Narrowsburg’s Main Street and dinner at The Heron Restaurant.
