A Renovated Callicoon Barn with Space Galore: $495K

  |  January 19, 2024

The Hudson Valley is full of surprises; here’s one of them, in this renovated Callicoon barn.

Upstater’s visiting the northwestern Sullivan County town today to see this dairy barn—half of which has been renovated into a three-bedroom getaway named The Oasis. The exterior retains much of the original barn look, along with an elevated outdoor deck.

Otherwise, elements like a steel roof and barn doors recall the building’s origin (it was built in 1980: Although rustic, there’s not a real vintage vibe).

We love those doors.

The interior includes beautiful finishes. Recessed lighting bounces off a multi-level hardwood floor that spans an open-concept living/kitchen area. A wood stove warms things up, too.

A dining area also fills part of the main level. The entire building measures 4,000 square feet—half of which is dedicated to a workshop, leaving 2,000 square feet of living space.

The streamlined kitchen features wood cabinetry and butcher-block counters. Instead of upper cabinets, deep picture windows sit atop the counters and allow generous mountain views.

Images of the three bedrooms and two bathrooms don’t exist in the listing, so we need to use our imagination. You probably want to spend most of your time outside, anyway, with views like this from the firepit.

Another 50’x24′ building sits on the eight-acre property; great potential lies in its gutted interior. Other outbuildings serve well for storage or livestock. Fruit trees, pastureland, and stone walls add even more character.

You’ll hit downtown Callicoon and Livingston Manor within roughly 15 minutes west or east. This is pristine land—and not much else. But fantastic fly-fishing awaits not far from this converted Callicoon cattle shed.
