Classic Cabin-Core in Olive: $450K

Happy Independence Day! Upstater got a late start this week—holidays sure mix up the workweek, don’t they?—but here we are, celebrating homes that incorporate a lot of wood beams in their construction.

Today we are in Olive in Ulster County, five minutes from the majestic Ashokan Reservoir, at a c.1981 house that embraces the cabin-core esthetic. The Cape Cod-style house has a  porch running across the full width of its front, covered by a slanted roof.

Inside, there are ceiling beams aplenty, along with knotty-pine-board walls. The scalloped wood boards at ceiling height are an interesting touch. The main level comprises an open-concept feel that includes the living room, dining room, and kitchen.

The furnishings are due for an update, and there’s a lotta wood and brick. But it all appears to be in good shape, from the ceiling to this bay window to the hardwood floor.

A rustic breakfast bar separates the kitchen from the dining area. A skeletal wooden staircase heads to the second floor, across from the back door.

The kitchen has a U-shaped layout. The cabinets are knotty pine; the appliances, vinyl floor, and white Formica counters are good candidates for an update.

The main-floor primary bedroom has wood-plank accent walls and a wall-to-wall green carpet.

The primary ensuite bath has an iconic ’80s-style shower stall; knotty-pine wainscoting; and wallpaper and a vanity that could use a refresh.

The second bedroom is sheathed in wood, and has wall-to-wall carpeting. There are lots of nooks, crannies, and shelves in this room.

The hall bath has the same wainscoting as the primary bath. It’s got a tub/shower combination, and a sink tucked into its own alcove.

The entire second story is carpeted. It has three rooms, all of which follow the angled roofline. The half-walls on either side are encased in knotty pine.

There’s potential for a great game room, TV room, or kid’s playroom up here.

This walk-in closet hints at a great primary suite, with a little fixing-up. The entire house measures 1,728 square feet.
