Five-Figure Friday: A One-Bedroom in Boiceville for $98K

Let’s face it: Most five-figure homes in the Hudson Valley are either shells, or horror stories in the making. Today, though, Upstater is visiting a home that needs quite a bit of work but isn’t terribly daunting.

It’s a cash-only sale, and there are some structural issues to iron out; but this one-bedroom, one-bath cottage is in a great location (spitting distance from the Ashokan Reservoir) and has state land across the street (quiet neighbors!). The bluestone front porch needs to be re-set, but it has its charms.

The front door opens into the kitchen/living room. It’s in relatively good shape and has a high ceiling.

The cabinets and Formica counters are dated but livable—there’s plenty of room for a nice renovation, too.

The bedroom is small and needs an overhaul, but that window is a great size and fills the room with light.

The bathroom has a skylight and a slim shower stall. Animals appear to have been nesting here, so it’s due for a demo and reno.

The living room has a beat-up wood stove.

In addition to the main-floor bedroom, there’s a loft accessed by a ladder.

It’s big enough for use as a bedroom.

Plus, there’s access to this unfinished attic for more expansion possibilities or storage.

This property comes with the caveat “Buyer Beware.” The porch ceiling is crumbling, and this image shows that the porch-floor stones are heaving.

We’re not sure of the viability of the foundation, either.
