Happy Five-Figure Friday! Today, Upstater is in Roscoe, a Sullivan County hamlet whose reputation as a fishing haven has earned it the nickname “Trout Town, USA.”
This house is walking distance from the Willowemoc Creek, where anglers come from worldwide to cast a line. The three-bedroom cottage was built in 1930; the previous owner began some renovations, but it’s still in desperate need of repairs.

There’s 1,360 square feet of interior space to play with, beginning with the foyer and original staircase.

The stairs are worth saving, from an old-house aficionado’s perspective.

The kitchen has a new floor and what looks like new cabinetry, but the walls need a lot of work.

It’s a great size, though.

The dining room is generously sized, too.

Looks like there’s a nice deck out back.

Oops, maybe not. Or not yet, rather.

But these floors next to that back door are new.

It appears that the renovations began and ended on the main floor, and that the bathroom and three bedrooms (including this one) have not been tackled.
But if you’re looking for a project house in a pretty setting on 0.11 of an acre, look no further. This is close to western Catskills fun like the aforementioned fishing; hiking; shopping at nearby cute little towns; and tasty brews at Roscoe Beer Company, just a four-minute drive away.
