This Three-Bedroom Hunter Farmhouse is a Steal at $299K

Today we’re in Haines Falls, a hamlet within the town of Hunter, at a three-bedroom home with tremendous farmhouse potential.

It starts with this classic front porch with white columns.

 

The interior shows off the house’s c.1920 bones, with a black-painted floor accenting the otherwise white color scheme. Ceiling beams, wood-planked walls…all are washed in white.

The center-hall staircase has black treads and white accents. The living room stretches out to the back of the house to encompass a dining area and a peninsula off the kitchen.

This view, from the back of the house, reveals more of the exposed-rafter ethos. The wainscoted kitchen peninsula is topped with a wood slab, and seats two.

Oops, we meant three (we missed that third stool off to the side). The kitchen cabinets are blue-gray with what looks like wooden countertops. The listing didn’t include a closer look at the kitchen. A stacked washer/dryer is also housed there.

A wood stove keeps the heat cranking in the wintertime, next to mullioned glass sliders…

…out to the back deck, which has wood-framed wire railings.

The only full bath is on the main floor, on the other side of the staircase from the living room. It has a cast-iron, clawfoot tub and a shapely white vanity. The room is encased in gray wainscoting from the ceiling down the walls.

Upstairs are three bedrooms This one has the same black-painted floors as downstairs. Its walls are a cream color, and it’s roomy enough for a dresser and TV stand. Two windows provide light and air.

This bedroom is set up much like its counterpart.

The third bedroom seems a bit smaller; currently it holds a twin-over-full bunkbed and a tall dresser.

All three bedrooms share a half-bath, which has a painted wood floor and white walls. It’s set up in a curious L shape…

…that goes on…

…and on. We bet a shower could fit in here rather easily.

The house is on two-thirds of an acre, just two miles from Kaaterskill Falls and North-South Lake. It’s also under 10 miles to Hunter’s ski slopes.
