Smallwood is one of those tight-nit lake communities that seem so ubiquitous around Sullivan County in the southern Catskills. Many of these communities go way back with generations of families owning the seasonal cottages situated around a private lake – motor boat and non-motor boat – and a clubhouse with a pool, sports courts, and community common areas. For an insider’s look at the Smallwood community, check out ‘Everything You Ever Wanted to Know About Smallwood NY‘ on Upstater. An important note about homes in Smallwood: They are small and situated on small lots, and the neighbors are nearby. As the piece above says, it is not bucolic, but it’s great if you want to have close friends and neighbors and letting your kids play outside with other kids during the summer.
‘Everything You Ever Wanted to Know…’ also mentions that homes with original features, like stone fireplaces and furniture designed by A.N. Smallwood himself, tend to re-sale higher. This 1940s log cabin happens to have one of those original stone fireplaces, creating an attractive and functional centerpiece for the living room. The 820 square foot cottage includes three bedrooms, large kitchen with dining room, screened-in porch, hardwood floors, and banks of windows to flood the interior with light. Vaulted ceilings add spaciousness to this tiny home.
For Smallwood, the lot size is big at a half-acre. It’s important to note that while this home is in a lake community, it is not lakefront. Smallwood Beach is a 10 minute walk/3 minute bike ride away. That’s close enough for us! Membership at Smallwood a clubhouse with pool, basketball court, playground, and tennis, for a yearly fee. But the memories? Priceless.
