A Two-Bedroom Grist Mill in the Catskills for $750K

  |  November 30, 2022

Today, we are way up in the Catskills, at a former grist mill in Delaware County that has modern comforts along with stunning reminders of its 1832 origin.

It’s got two bedrooms and a bath in a whopping 3,864 square feet. Manicured landscaping and woodsy canopies tuck the house cozily into place.

These chestnut doors are antiques, original to the mill. Bluestone blocks offer a pathway to the entry, which is bordered by woven-twig fencing.

The main floor spans 75 feet of open space. At the heart of it lies a woodstove above a cobblestone hearth. The wide-plank pine floors were stained with black tea and finished with an environmentally friendly floor renewal, according to the listing.

There’s a living area adjacent to a bookcase that was formed from reclaimed barn beams.

On the other side of the bookcase is a reading nook that’s straight out of a bibliophile’s dream.

We mean seriously, how many times have you dozed off while reading? This space begs for you to drift off, book in hand.

The kitchen also has an etagere delineating its space. There’s furniture-quality cabinetry topped with a backsplash that’s painted with cherubim, a Viking stove, African-slate countertops, and a stove hood/backsplash fashioned from a tin tub and cut tin.

The center island is topped with a vintage wood countertop from a local hardware store. There’s a dining area in a sunny space at the other end of the kitchen.

There’s a lot of pantry space, thanks to this hand-painted hutch and brightly lit closet.

A home office is located on the other side of the kitchen etagere.

How cool is this? A trap door reveals stairs to the full, walk-out basement.

The sole bathroom in the house is on the main level. It isn’t all that private, but it’s a good size. It includes a vintage metal medicine cabinet, a two-legged vintage sink…

…and a cast-iron, clawfoot tub.

Upstairs, you’ll find a hall with skinny-plank wood floors.

It leads to this open office/recreation room/flex space that has a vaulted ceiling accented with rustic beams.

The primary bedroom has those same details, along with a pretty cottage window and plenty of room for extra seating.

A secondary bedroom is large, too.

The home’s exterior is filled with as much charm as the inside, with bluestone terraces among 1.32 acres of forest.

Sunbeams do penetrate through the leaves onto a nice-sized outdoor deck. And there’s also a waterfall stream on the property. Like we’d said earlier, it’s up in the Catskills—about 45 minutes northwest of Hunter—but boy, is the trip worth it.
