Update a pre-Civil War Era Eyebrow Colonial in Prattsville, $98,000

Since Hurricane Irene pummeled the small Greene County village of Prattsville in 2011, the area has been a tough sell. For good reason, of course. Visiting the town post-flood was a sobering experience, with rubble lining NY-23 and flood-decimated homes marked with Xs in spray paint.
However, in the five years since the storms forced the Schoharie Creek to jump the banks and wash out much of the town, Prattsville residents (self-styled as the “Little Village That Could”) have meticulously re-built homes and businesses. In fact, if you haven’t been to Prattsville recently, it’s worth visiting just to see what it looks like now. The rebuilding efforts have brought Prattsville back from the brink, and we think it’s time to take a look at the real estate market, especially since Prattsville fits right in with this week’s theme of tiny towns. So, without further ado, we present to you this five-figure Colonial situated near the center of town.
Was it flooded in the storm? Seems likely, given that Huntersville Creek runs right through the backyard, and Floodsmart.gov puts it at high risk (again, no surprises there). File that under Things to Discuss with the Listing Agent. But before you do that, take a look at the interior, which shows a lot of promise for a smart update. It’s bigger than it appears from the outside at 1500 square feet + 3 bedrooms, and it comes with a living room woodstove, light-filled bedrooms, more than a half-acre of land, and a detached block building with water and electric. The listing says it’s in “average” condition for its age. Is it worth the risk? Only you can decide.
Three cool things about Prattsville: It’s home to Pratt Rock (which was carved in the 1840s at the behest of Prattsville’s namesake, Zadock Pratt, local businessman, entrepreneur, and polygamist), the Zadock Pratt Museum, and a bunch of swimming holes. And the location of said swimming holes? Sorry. We’re sworn to secrecy.
