Earlier today, we plunged into the Delaware County listings looking for homes listed for less than $200,000 and found a Roxbury village mini-farmhouse. While we were there, we also discovered this potential gem near the  village of Hobart in eastern Delaware County. Does it need work? Yes. Could walls of windows on every side of the house with views of the surrounding mountains make the effort worth it? In our book, that’s a solid yes.

From an initial glance at the listing photos, there doesn’t seem to be a ton of work here aside from the unfinished parts of the basement bedrooms and storage room.
